61 units, retail eyed for 12th Avenue

The developer of a proposed mixed-use Capitol Hill apartment building will show plans for early design guidance next Thursday.

On site of the Car Tender auto repair shop, at 1208 E. Olive St., owner RYI Olive LLC is proposing a five-story building with 61 units above 11,500 square feet of retail. In the preferred U-shape option, there would be eight parking spaces and a large bike storage room above grade. The building would have a roof deck. Total project size would be about 80,000 square feet.

The 17,000-square-foot site is at the northeast corner of Olive and 12th Avenue, just north of the 12th Avenue Arts Building. RYI Olive is an entity of Haolin Zheng's Bellevue company Run Yong Investment. RYI bought the property last summer for $7.6 million.

On its website, RYI lists among its projects a completed 54-home tract housing development in Keizer, Oregon and luxury single-family custom homes in Bellevue and Mercer Island. It describes 1208 Olive as “provid[ing] the tech professional with a modern streamlined home in Capitol Hill only a block from Cal Anderson Park.”
