Haolin Zheng

President

Skilled in residential and commercial real estate development and management, as well as mergers and acquisitions, Haolin brings a wealth of knowledge, experience, and foresight to our clients, investors, and partners. In 2013 he formed RYI, a firm dedicated to the development of iconic, sustainable properties in the Pacific Northwest.

 

A lifelong learner, Haolin’s passion for education is evidenced by his multiple academic degrees, including a Master of Business Administration in finance from Tsinghua University, Beijing, China, and a Master of Law from the University of Edinburgh, Edinburgh, UK. In directing the company’s long-term development strategy and managing its operations, Haolin’s goal is to use his comprehensive understanding of the evolving real estate market to maximize returns for clients, partners and investors.

Robin Cockey

Office Manager

Robin has over 20 years of office management, marketing, and customer service experience. A graduate of University of Central Florida, she has a Bachelor of Science degree in Business Administration and Marketing. She is a certified Microsoft Office Specialist. She is also experienced with Adobe CS6 (including Photoshop and Dreamweaver) for graphic design and web development. Robin joined the RYI team in 2017. Her daily endeavors support operations, office technology, marketing, project management, travel logistics, scheduling, customer service, and much more. She is a creative problem solver and loves helping others.

Construction Project Manager

Job Summary

Run Yong USA LLC is seeking a positive professional to provide world-class customer service and team support.  This position is for the oversight and management of commercial and/or residential real estate projects to ensure the Company reaches its revenue objectives and fulfills its contractual obligations on all project development, design, installation, and project management functions between the Company and its customers in accordance with corporate profit objectives and directives.

Responsibilities

  • Oversee the construction project from entitlement to construction completion.

  • Perform a key role in project planning, budgeting, and identification of resources needed.

  • Project accounting functions including managing the budget, tracking of team expenses and minimizing exposure and risk in the project

  • Ensure that construction activities move according to predetermined schedule.

  • Co-ordinate the efforts of all parties involved in the project, including architects, consultants, contractors, sub-contractors and laborers.

  • Maintain strict adherence to the budgetary guidelines, quality and safety standards.

  • Identify the elements of project design and construction likely to give rise to disputes or claims.

  • Establish and maintain effective communication throughout the construction department

  • Ensure that all trade labors are adequately equipped with transportation, tools, and PPE.

  • Ensure proper transfer of all project work business data required for payroll, billing, accounts payable, and human resource management functions.

  • Schedule the project in logical steps and budget time required to meet deadlines.

  • Determine labor requirements and dispatch workers to construction sites.

  • Monitor compliance with building and safety codes and other regulations.

  • Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.

  • Obtain all necessary permits and licenses.

  • Study job specifications to determine appropriate construction methods.

  • Select, contract, and oversee workers who complete specific pieces of the project. Requisition supplies and materials.

  • Prepare and submit budget estimates and progress and cost tracking reports.

  • Develop and implement quality control programs.

  • Take actions to deal with the results of delays, bad weather, or emergencies at construction site.

  • Confer with supervisory personnel, owners, contractors, and design professionals to resolve matters such as work procedures, complaints, and construction problems.

  • Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems.

  • Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.

  • Evaluate construction methods and determine cost-effectiveness of plans.

Qualifications

  • A four-year Bachelor's degree in civil engineering. A postgraduate degree in construction management is an added advantage.

  • Minimum of 5 years of proven project management experience in construction projects and working knowledge of negotiated project processes, HVACR technologies and end user applications with a broad range of commercial, industrial and institutional customers.

  • History of independent project management for multiple mixed-used multifamily projects/office buildings.

  • Familiarity and clear understanding of city zoning codes in King County, Washington.

  • Understanding and experience to entitle property for multiple commercial purposes

  • Experience working with architects and engineers.    

  • Excellent communication skills.

  • Good understanding of MEP building systems.

  • Thorough knowledge of legal issues and safety standards is essential.

  • Experience with Government Agencies and their requirements and compliance regulations.

  • Ability to make quick sound decisions in accordance with departmental and company policies and procedures

  • Attention to detail
